Removed all moss from the roof and spread moss killer to inhibit future growth. Found a few shingles separated, minor issue. Exhaust vents were clear of debris, and surrounding seals were in good condition. Flashing looked good as well.
Removed debris from gutters, checked downspouts were clear. Ran water through the gutters to check for leaks and clear minor debris. Everything looks great, but the downspout on the front of the house is crushed and collects debris. We recommend to replace as soon as possible to avoid damages.
Cleaned all the windows and screens, checked the outside frames, seals and paint look good. Two windows were tough to open, lubricated and slid several times until they worked as intended. Cleaned the tracks of all windows, and checked for pest points of entry.
Door frames looked good, front door was squeaky. Applied lubricant and verified the issue was resolved. Back door slider works perfect, cleaned out the track.
Garage door in great condition, cleaned photo eyes and tested pressure reverse - works great. Weatherstripping is torn and could use a replacement.
Checked perimeter seal and found some separation on the back porch patio from the foundation, applied sealer to avoid water damages.
Found extreme excess of vegetation surrounding the crawlspace vents, removed and cleared surrounding area. Sprayed off vents to remove webs and debris.
Sidewalk and driveway need to be pressure washed, and is included in your membership. Please reach out to schedule.
Fence is stable and in somewhat good condition, but could use a coat of protection. Found vegetation growing in an area that had kept the fence wet. The area behind has rotted out and needs replacing. Otherwise all good.
Deck is in good condition, railings are stable, and found no signs of damage. We recommend a coat of protection on the railings.
Retaining wall is in perfect condition
Irrigation system is all good, the irrigation box itself has a cracked cover. Due to it being in the garage, we consider it to be a non-issue.
Insulation has good coverage, trusses have no signs of water or pest damage, and the soffit has clear airflow access.
Cleaned excess webs from the crawlspace, and checked vents were clear of debris. Suspended drain line straps looked good, replaced two straps that were rusting. One of the insulated duct lines had a rip with insulation falling out, tucked it back in and closed the rip.
Cleaned dust stuck to the fan from moisture, cleaned cover. Runs quietly.

Tested all GFCI outlets, all work properly
Checked outlets and switches, found an outlet in the master bedroom that is burnt, we highly recommend having our partnered electrician be called for repair/replacement.
Cleaned the coils, and drip tray, cleaned seal, and replaced the water filter.
Cleaned dishwasher filter, cleaned seal, found drain loop had come loose from cabinet support, re-attached. Checked all connections for leaked moisture, all good
Checked burners, all worked. Back left burner had a hard time lighting, cleaned the ignition and works great now. Cleaned the grease pans. Cleaned oven seal and checked for damage. Set oven drawer back into the track as it had fallen out.
Dryer vent was clear and had good airflow. Exhaust cover desperately needs replacing.
Checked all connections for moisture, all good. Supply hoses are in good condition.
Kitchen sink had some of the perimeter seal missing, re-sraled the entire sink for consistency. Looks very nice. Bath sink has very minor rust on the underside, cleaned the drain to make sure water flows down the drain instead of pooling on the metal. All sinks drain well and all the sink stops working correctly. All sinks were secure.
Flushes well, no leaks. Flapper looks like it could be replaced.
Bath faucet handles were a bit loose, tightened and works great. Cleaned aerators in all faucets. Checked all faucet bases, all were secure.
Cleaned showerhead sprayer, cleaned drain to restore proper waterflow. Caulking under tub spout was moldy, removed and replaced.
Looks good with no signs of leaking. Top is very slightly rusted, non-issue. Supply lines are a bit corroded, non-issue.
Refilled salt, checked for leaks and other damage, looks great.
Pump filter was clean, added water and checked functionality, works great.
Supply lines are plastic, we would recommend stainless flex lines as they're less prone to bursting and aging. Otherwise they look good
Garbage disposal needs repairs, the connection is rusted. The disposal itself looks good. Cleaned the disposal with ice and cleaner.
All smoke detectors tested and good, carbon monoxide detectors tested and good. Back bedroom is missing a smoke detector, needs to have one installed as soon as possible. Checked for extinguisher dates, all good. Checked stairwell railing, feels solid. Sidewalk from driveway to porch has a lifted panel, could be a tripping hazard.
